The way we see it
Deep in the Tulum jungle, the gate closes behind you and the property goes quiet, the kind of quiet people book whole weeks for. At its center there is water: a cenote that belongs to the house, yours at seven in the morning before anyone else is awake. Eight independent suites circle that water through the trees. It's the property in our portfolio designed from the ground up for groups and retreats, and the silence out there is complete.
Why we recommend it
Sixteen guests, eight separate suites, one private cenote: when a yoga retreat, a wellness week or a big friends' trip asks us for a place that feels far from everything, this is the property we reach for.
What you'll experience
The day starts at the cenote and ends around a long table under the trees. We bring in the facilitators, the chef, the transport from Tulum, the estate holds the group; we hold the logistics.
Up to 16 guests · minimum 3 nights. The nightly rate covers the stay; weddings and private events, for up to 200 guests, carry their own fees and are quoted separately.

Weddings and private events
Unlike our other villas, this one also hosts events: weddings, private parties and celebrations for up to 200 guests. Events carry their own fees on top of the stay, and each one is quoted separately.

Yes: eight private suites, each with its own bath and a king bed; four add a sofa and two a sofa bed. Two suites are on the ground floor and the rest are reached by stairs.
That's our specialty: transport from the airport, chef for the week, sessions scheduled, plan B for weather. One WhatsApp thread for everything.
Check-in from 3:00 pm, check-out by 11:00 am.
The estate runs on solar power. Each suite has air conditioning twelve hours a day, usually from 7:00 pm to 7:00 am, and ceiling fans.
Yes, well-behaved pets are welcome.
